Modřanský cukrovar is the first residential neighborhood in the Czech Republic that carefully manages its water, greenery and home culture.

Sustainability
Sustainability runs through the entire development: its location on a brownfield site, recycled materials incorporated into the construction, and energy efficiency.

The apartments will be connected to green energy sources, with two water lines allowing a choice between drinking water and recycled water. The sun is also a valuable energy source and every drop of rainwater stays onsite.

River
The greatest benefit in the Modřany area comes from nature itself – the view of the tree-lined river lazily flowing by never gets old. Architecture
Before the architect drew the first line, Skanska had already initiated a planning group made up of city representatives, Modřany organizations, active citizens and experts. The commission for the architecture competition drew on their opinions and suggestions.
The winning bid from Chybík + Krištof Architects & Urban Designers aims to turn the original brownfield site into a new, functional and vibrant residential area. They plan to create a new subcenter for Modřany with a lively piazza, green parks, riverside and a wide array of activities in the area.

A lively piazza
The new blue-green development will center around a piazza with a fountain, lined with plane trees, honey locusts, shops, services, bistros and restaurants. The ground floors of the apartment buildings on Komořanská street and the piazza, which will be home to architecturally distinctive buildings with premium apartments, will provide up to 5000 m2 of commercial space for shops and services including a supermarket.

Cukrkandl Amphitheater
Cukrkandl: An architectural gem and a place for meeting people, farmers’ markets, and unique cultural events and performances. Located near the piazza, it overlooks the river and Radotínsko-Chuchelský háj beyond.

At Modřanský cukrovar everyone has a bit of privacy inside and outside, with elegant loggias, balconies and generous terraces. Balconies extending two meters are surprisingly spacious. High-end construction
Quality is a given, but to be truly exceptional you have to go a bit farther: tall doors, low windowsills, premium fixtures, high-end wood floors and certified materials. Together these things take a home to the next level. Top-floor apartments have up to 40 cm of extra headroom. Up to 30% of parking spots will have connectivity for a personal charging station. Another six shared charging stations will be available for anyone to use.

Proud to be from Modřany
According to folk tales, Modřany was named for a blue floodplain flower. Historians say the name more likely comes from a statue of the Slavic goddess Morana that once stood on a burial ground here. What we do know for certain is that during the 19th century Modřany transformed from an agricultural village south of Prague to an important industrial center. The river always played a vital role in Modřany life as a major means of transport. In 1861 a sugar refinery opened on the banks of that river, playing its own role in the area for the next 140 years.
Today only remnants remain: the chimney and sugar loaf in the coat of arms for Prague 12.
